Peach Properties HM, Inc., is a fee-based property management company headquartered in Tucson, Arizona. We manage both commercial and residential properties throughout Tucson. Peach Properties specializes in residential rentals, primarily non-"onsite managed” properties. The predecessor for Peach Properties, Elar Management, was formed by Ron Schwabe in 1982. With its cornerstone laid over twenty years ago, we continue reporting for our clients. An income orientation assures the owner of the greatest possible cash flow and highest possible value from the investment. Peach's management approach centers on income maximization and owner-manager communication—which means understanding owner goals, providing frequent and accurate performance reports, and, scheduled formal assessments of managers and their success in achieving results.

Born and raised in Portland, Oregon, Ron Schwabe graduated from the University of Arizona in Tucson. Mr. Schwabe remained in Tucson, and formed a real estate company that would become the predecessor to Peach Properties HM Inc., specializing in the development of residential and commercial properties.
During the 1980’s Mr. Schwabe’s company directly developed more than 5,000 attached residential units throughout Arizona, New Mexico, Texas, Washington, and Oregon. The residential development included the full range of rental types: Market rate, affordable, senior, and student. Also in the 1980’s, Mr. Schwabe developed more than 300,000 square feet of commercial space, primarily in Arizona. Mr. Schwabe’s role in the development of all residential and commercial properties has included direction of design, budget, construction, marketing, and the setup and establishment of operations.
Responding to the real estate needs of the 1990’s, Mr. Schwabe and his company focused on property management. With a starting foothold of fewer than 1,000 residential units, Peach Properties grew its third party property management portfolio to more than 6,000 residential units by the end of the decade.
In this same time frame, Mr. Schwabe planted the seeds for the revitalization of some of Tucson’s most vibrant new commercial and residential districts. In 2000, Peach Properties sold its non-Arizona management accounts to Tokyo’s largest property management company, HouseMate Kanari. Throughout the 2000’s, Peach has sharpened its expertise of development and management of residential and commercial properties, specifically in Tucson’s Downtown, Warehouse, and University districts.
Mr. Schwabe has become an authority on downtown revitalization and development in Tucson. He is actively involved in numerous organizations promoting the growth and development of Tucson’s downtown areas. Mr. Schwabe is a board member of the newly formed Tucson Partnership.

Jeanne Tolin - Jeanne@peachprops.com
Ms. Tolin started in property management in 1983 with PF West, one of the largest developers in Tucson. In 1986, as an employee of Elar Management (Peach Properties' predecessor), she was transferred to Albuquerque, New Mexico, and assisted in opening the office there. She obtained her Real Estate Broker’s license, and became an ARM (Accredited Residential Manager) through the Institute of Real Estate Management. After closing the New Mexico office in 1993, Ms. Tolin was transferred to our Portland, Oregon location to handle all accounting and staff training of the Alternative Management Systems, Inc. program. In 1996, Ms. Tolin returned to the Tucson office, where she currently serves as Designated Broker. |

Patricia has worked in real estate for over a decade. She first worked in Tucson as a Spanish marketing specialist for various ad agencies, and began her real estate career with Tucson Realty & Trust, where she was awarded “Rookie of the Year” distinction. She received a BA from Point Loma Nazarene University in San Diego. |

Mr. Stephenson returned to Peach in 2003 as Maintenance Coordinator. His position includes providing maintenance for our entire small to mid-size properties and coordinating all aspects of maintenance staffing, both on-site and roving. Mr. Stephenson has experience in all areas of building maintenance and remodeling. He is HVAC and pool certified. His extensive knowledge in the field of maintenance is a welcomed asset to the company. |

Ms. Dunn is an assistant to Ms. Tolin and handles most of the administrative duties at Peach Properties, including accounts receivable and payable, payroll, and human resources. Ms. Dunn has 14 years’ experience in property management, and has worked the majority of the past 20 years in the area of accounting and finance. She has an Arizona Broker’s License, and is currently Associate Broker at Peach and Property Supervisor for all properties 20 units and smaller. |

A native of Tucson, Myrna has worked for Peach Properties since 2006. Originally hired as an onsite manager at a self-storage facility, Myrna was transferred to the corporate office. She attended the Hogan School of Real Estate in Tucson and received her Real Estate Sales license. Myrna works as an assistant to Ms. Dunn, and serves as a property manager at Peach.

Mr. Cohen is a real estate agent and jack-of-all-trades at Peach Properties, having obtained his Arizona Real Estate License in Tucson. He serves as the leasing manager for One North Fifth, Tucson’s newest downtown residential rental property. Mr. Cohen also deals with City compliance issues, which have increasingly become a substantial factor in the property management business in Tucson. He has been a teacher in the public schools of Los Angeles, is a professional proofreader and editor, and was a professional musician for 25 years in New York, Boston, Jacksonville, Chicago, and Detroit, performing with classical, jazz, and commercial groups. Mr. Cohen received his Master’s Degree from Northwestern
University. |

William Savage
Born in Roswell, New Mexico, Bill began working at age ten in his father’s machine shop, and has expertise in carpentry, electrical repair and maintenance, plumbing, HVAC, and painting. He has a pool operator’s certificate and an EPA universal technician card. Bill is one of three seasoned maintenance staff serving Peach Properties. |
